Project Summary:

Built in 1938, this Portland Heights residence carries many of the characteristics associated with earlier Portland homes—site-built windows with slender profiles, finely proportioned rooms, and a quiet architectural presence shaped by nearly a century of life and gradual change. When the current owners purchased the home, their initial request was straightforward: replace the failing windows while preserving the historic character that drew them to the house in the first place.

As design discussions unfolded with Lord Design, the project began to expand. The home sits above the city with sweeping views, yet portions of the rear façade and outdoor spaces limited the ability to fully experience them. Windows facing the view were transformed into expansive bi-fold doors, opening the interior to new patios and outdoor living areas designed to take advantage of the setting.

Because the scope grew well beyond the original request, the work was organized into two phases. The first addressed windows, doors, roofing, and exterior improvements. The second reimagined much of the home’s interior life: the kitchen was slightly enlarged and thoughtfully redesigned, the existing butler’s pantry was completely reworked, and outdoor gathering spaces (including a masonry fireplace and outdoor kitchen) were introduced alongside a series of measured updates throughout the house.

During excavation, the team uncovered the layered history of the property—remnants of several earlier renovations beneath the backyard. The finished work honors that evolving story while preparing the house for its next chapter, preserving the character of the original home while opening it more fully to the views that define its setting.
